Welcome to the home page for the City of Fayetteville Planning & Zoning Division! We provide Planning and Zoning services for the City. We are responsible for land development review and approvals, as well as long-range studies and plans that provide guidance and vision to the City for the next twenty years.

Responsible for current development review and approvals and long-range planning. The Planning & Zoning Division assists the community in defining and implementing the City's vision.
Unified Development Ordinance (UDO)
The Unified Development Ordinance (Chapter 30 of the City Code) became effective August 1, 2011. The Code is one of the City's important tools in encouraging new development and renovation that helps move the community toward its goals of being a better, more attractive place to live, work, and recreate, and for a diverse and viable local economy.
Official Zoning Map
The Official Zoning Map designates the location and boundaries of the various base zoning and overlay zoning districts established in this Ordinance. The Official Zoning Map shall be kept on file in the Planning and Zoning Division and is available for public inspection during normal business hours. Printed copies may also be ordered through the Planning & Zoning Division by calling (910) 433-1612.
You can confirm the current Zoning or request a Zoning Verification Letter for a particular site by calling Zoning staff at (910) 433-1062, (910) 433-1385, or (910) 433-1437. A fee may be charged.

Do you have questions about Allowed Uses on a particular property?
Zoning staff are often the first and sometimes the only point of contact for many people. Staff review requests for sign and fence permits, setbacks, and other site-related standards, for everything from storage sheds to new commercial or industrial buildings. They also handle daily inquires about the Zoning or a particular piece of property and how it can be used.

Planning Division
Planning staff support several commissions charged with reviewing development proposals and making recommendations to the City Council. The boards and commissions most directly involved with development regulations or land use decisions are: Planning Commission and Zoning Commission. Staff also supports the Historic Resources Commission, Public Arts Commission, and the City-County Joint Appearance Commission. 2020 Census Mapping
This map shows the 2020 Census response rate for any state, county, city, or census tract in the US. Rates are updated daily. It also shows demographic characteristics of tracts which affect response rates. The map was developed by City University of New York to identify “hard to count” tracts in the US.
